To Demo Or Not To Demo

A used and abused duplex that probably should have been demolished is brought back to life. An extensive structural redesign has given this tired old building a new and functional layout. Small closets in the upper have been redesigned into a large open concept functional floor plan. The first floor also has an open concept layout with functional kitchen.

All mechanicals were replaced, structural beams were added to open up the spaces and stairs were redesigned to eliminate the steepness of them. Roof was reinforced to accommodate proper insulation. Full functioning baths with ample countertop space and laundry areas were added to each unit. 

It was amazing to watch the builder take a tired and abused duplex from not habitable to a beautiful and functional duplex that will stand the test of time. A big thank you to the builder for the trust he had in me, financial ability and carpentry skills to turn this into a beautiful 2 family home.

This was a year long process with the builder preforming most tasks from framing to finish carpentry. A true hands on builder with skill and talent.

Modern Industrial

The client requested large living spaces along with a modern industrial feel.  A historic building located in the downtown, this 7000 S.F. space was a blank canvas.  In keeping with the original character of the building, trusses, wood ceilings and brick walls were left exposed, skylights were added for natural light and transoms were added in the bedrooms to take advantage of those skylights.  A gorgeous chandelier hangs in the grand entrance hall leading from the back entrance to  the main living area.  Glass garage doors allow for natural light along with the ability to access the night life downtown.  The kitchen boasts a large island and cabinet space with trendy tile and finishes.  The work kitchen allows for prep activities to be hidden from guests.  The master bedroom incudes the original fireplace with whitewashed brick.  The large master bath includes soaking tub, his and her sinks and an open concept shower.  A large walk in closet completes the master suite.  The bar area with glass walled wine room makes for great conversation and display area.  The open concept office includes an original brick room  that has been converted into a safe.  There is also a staircase to the rooftop, where a small garden and entertaining space is provided.  4 bedrooms, and game room compete the floor plan.

The kitchen was completely closed off from the rest of the home with little usable counter space.  The run of cabinets didn't allow for access to counter due to low clearance and the stove awkwardly overlapping a window.

The kitchen now offers more light and usable counter space in this storage filled update.  A wall was removed and windows were resized to allow for usable counter space and storage.  The range was relocated to a more functional location that completed the triangle work flow.  In addition, the kitchen gained a pantry as well as a broom closet.  The new layout enables a full-sized refrigerator which was an update vs. the old plan as well as twice the storage.

The bathroom was dark with a carpeted floor and a non functional shower.

The bathroom now includes dual sink vanity, large walk in tile shower and cork flooring.  Although the location of fixtures did not change much, the addition of the sink and a functional shower turned this drab bathroom into a bright and functional space.
